Project Features:
  • Guided the redevelopment planning of over 400 acres and 3 miles of waterfront into a large-scale, mixed-use destination.
  • Prepared the official Redevelopment Plan in coordination with SERA, legal counsel, environmental consultants, and financial advisors.
  • Developed and administered a Request for Proposals (RFP) and led evaluation efforts resulting in selection of a nationally recognized redeveloper.
  • Supported a $1.9 billion phased redevelopment program anticipated to generate significant long-term economic and tax revenue.
  • Integrated substantial open space preservation, securing additional funding through coordination with County Open Space and NJDEP Green Acres programs.

  • Residential development with approximately 2,000 units (multifamily and single-family)

Project Features:
  • Prepared a comprehensive Master Plan Update for the City of New Brunswick to guide long-term growth and ensure compliance with the New Jersey Municipal Land Use Law.
  • Established a unified vision that balances neighborhood character preservation with smart growth, mixed-use development, and open space protection.
  • Integrated land use, housing, circulation, utilities, community facilities, open space, recreation, and recycling elements into a cohesive planning framework.
  • Conducted in-depth analyses of transportation and utility infrastructure to support future development and improve congestion, mobility, and access.
  • Led extensive public engagement and stakeholder outreach, incorporating input from City staff, elected officials, and residents through community meetings and events.
  • Advanced sustainability and climate resiliency through preparation of a Climate Change Hazard Vulnerability Assessment (CCHVA) and associated resilience strategies.
  • Supported post-adoption implementation through a Zoning Ordinance Update, translating Master Plan recommendations into enforceable development regulations.
  • Helped position New Brunswick for post-COVID economic growth, contributing to major redevelopment initiatives, institutional expansion, and increased tax ratables.
